BHC reports surge in rental impairments

At the close of the 2023–2024 financial year, BHC’s rental portfolio comprised 10,055 properties strategically located across the country, primarily consisting of low- and medium-income housing units.
For the year under review, BHC’s rental revenue amounted to P272.5 million, with an average vacancy rate of 1.8 percent.
“To improve affordability and accessibility for our target market, BHC caps its rental rates at 80% of market levels,” stated BHC officials.
Reacting to the uptick in impairments, BHC highlighted that alternative collection strategies have been implemented to mitigate rental bad debts going forward. During the reporting period, BHC’s total assets stood at P2.85 billion, reflecting a three percent growth compared to the previous year. Investment properties accounted for P1.3 billion, representing 45% of total assets, whilst housing inventories, including properties held for sale and under construction, closed the year at P529 million, up 17% from P451 million in the prior year.
“The P529 million worth of inventories indicates the corporation’s potential to generate more sales revenue in the coming financial year,” officials declared.
During the year, BHC completed 692 housing units across various regions and initiated flagship projects in Phakalane, Kazungula, and Tsabong. BHC chairperson, Moemedi Gabana, emphasised plans to diversify housing options to serve multiple market segments, including low-income households and first-time buyers, alongside investments in digital technologies to enhance operational efficiency and customer engagement.
In terms of social housing, 688 houses were delivered under the Self-Help Housing Agency (SHHA) scheme, with an additional 470 houses planned for delivery in the 2024–2025 financial year. On the commercial front, 56 units were completed during the period, whilst 375 units were under construction in Gaborone, Kazungula, Nata, and Rakops, due to be delivered during the 2024–2025 financial year.
Looking ahead, BHC plans to commence 967 new housing units nationwide in the 2025–2026 financial year, including projects in Gaborone, Francistown, Maun, Pilane, Tati Siding, Palapye, and Letlhakane. With growing demand for housing in urban and semi-urban areas, the corporation revealed it is well-positioned to leverage this opportunity through strategic investments and agile operational practices, ensuring continued value for its stakeholders.
