LLR to co-invest in new Selebi-Phikwe retail mall

The project will be undertaken in partnership with an established private real estate company and will be held under a Special Purpose Vehicle (SPV) in which JTTM will participate as a shareholder. The mall is expected to serve as a key commercial hub and contribute meaningfully to the economic revitalisation of the Selebi-Phikwe Economic Development Unit region.

“As part of the transaction execution process, and in its role as JTTM’s Property and Asset Manager, LLR is currently engaging with financial institutions and potential capital providers to secure funding for the project,” the company said in a statement.

The investment aligns with LLR’s broader strategy to diversify and strengthen its property portfolio across Botswana. It also comes at a time when Selebi-Phikwe is anticipating a major economic rebound, largely driven by the expected re-opening of BCL Mine by Canadian-owned Premium Resources next year. The firm has acquired key assets of the defunct mine and has announced plans to restart commercial operations in the northeastern town.

News of the mine’s revival has already sparked optimism, with property prices beginning to rise as investor confidence returns. By positioning itself early with this retail mall, analysts note that LLR is strategically tapping into Selebi-Phikwe’s renewed growth potential, reflecting a proactive approach to capturing opportunities in emerging markets and supporting regional economic revitalisation.

LLR, through JTTM Properties, already owns and manages several prominent retail assets across the country, including Rail Park Mall and The Fields Mall in Gaborone, as well as Maun Shopping Centre in the northwestern tourism hub. The Selebi-Phikwe mall would represent a significant expansion into eastern Botswana, underscoring the company’s commitment to supporting regional development whilst delivering value to its unitholders through income-generating assets.

Established in 2011 through a Botswana Development Corporation (BDC) divestment and subsequent listing on the Botswana Stock Exchange, LLR operates across industrial, retail, and commercial office property segments. The company currently holds direct investments in 24 properties and maintains shares in three real estate investment vehicles, with the majority located in Gaborone.
